ESIS

The European Standardised Information Sheet (ESIS) is the statutory illustration document UK secured loan lenders must provide. It shows the loan terms, total cost, monthly payment, and APRC in a standardised format.

Since the MCD 2016 reclassification, every regulated secured loan offer must include an ESIS. The format is standardised across the EU and UK — meaning you can compare ESIS documents from different lenders side-by-side using identical headings.

Key data on the ESIS: the loan amount and term, the initial rate and any revert rate, the APRC, the total amount payable over the life of the loan, the monthly payment, and any compulsory fees and charges.

Always read the ESIS carefully before signing. Check that the rate, term, and fees match what you were quoted at decision-in-principle. If anything looks different — particularly the APRC or total cost figures — ask the broker for an explanation before proceeding.
